Yes, that side is part of our own team rather than subcontracted out, which is the main reason our refurbishment programmes hold together. On a job where walls are open, the first fix has to happen in a narrow window between the structure going in and the plasterer arriving. When that depends on somebody else's availability, the whole programme moves. Gas work is carried out by a Gas Safe registered engineer, as it legally must be.
Yes. Notifiable electrical work is inspected, tested and certificated under Part P, and gas work is done by a Gas Safe registered engineer with the relevant certificate issued. You get the documents rather than being told it was fine. Keep them, because a solicitor will ask for electrical and gas paperwork when the house is sold, and unnotified work is a real problem at that point.
A full rewire in an occupied house is possible and it is not pleasant, so we usually stage it: floor by floor or room by room, with power kept on to the parts of the house you are using and the chasing and making good finished as we go rather than left. Where the house is empty, a rewire is faster and cheaper because nobody has to work around anybody.
Yes. Radiators come off, get repositioned and get rebalanced as part of the room they are in, and towel rails, thermostatic valves and underfloor loops are the same job. Moving a boiler is a bigger piece of work, flue position, gas run, condensate and system pressure all change, and it is Gas Safe work. It gets priced properly rather than treated as a favour tacked onto a refurbishment.
