What does design and build actually mean?

It means one company carries the job from the idea to the finished room instead of you appointing a designer, then a builder, then chasing both. We survey the property, work out what is possible, produce the drawings, deal with the approvals and then build it with our own team. The practical difference is where the risk sits: if something on the drawings will not work on site, that is ours to solve rather than an extra you get billed for.

Do we still need an architect?

For most house work, no. Extensions, loft conversions and internal reconfigurations are done every day on drawings prepared for building control rather than a full architectural service, and we produce those. Where a job genuinely warrants an architect, a heavily glazed contemporary scheme, a listed building or something unusual structurally, we will say so and work alongside one rather than pretend otherwise.

How is the price put together?

From a measured survey and a written specification, not from a guess over the phone. You get a fixed price against a schedule of exactly what is included, what the allowances are for things like tiles and sanitaryware, and what is excluded. Variations only happen if you change your mind or if something genuinely unforeseen appears once a floor or a wall is open, and then you get the cost before the work happens.

How long does a design and build job take?

The design and approvals side is usually four to ten weeks depending on whether planning is involved, and the build depends on the job: a single room reconfiguration is two to four weeks, a rear extension eight to fourteen, a loft conversion six to ten. You get a programme with the quote, and if the programme slips you get told why rather than finding out by watching nobody arrive.

Can you work from drawings we already have?

Yes, and it happens often. If you have had a scheme drawn up already, send it over and we will price the build from it and tell you honestly if there is anything on there that will cause trouble on site or cost far more than it needs to. You are not obliged to redesign anything to get a price from us.
